KeystoneSource Sourcing Modular Building Uses and Site Requirements
KeystoneSource Sourcing translates project use into the requirements for alternative modular and portable buildings. It is an independent sourcing service and does not represent or supply the referenced brand. The method tags below are comparison dimensions for alternative products, not a statement that this desk manufactures them.
Applications that rewrite the purchase list
Classrooms
Site offices
Workforce housing
Small dwellings
The intended use decides occupancy, plumbing stacks, and the fire-resistance rating the authority will ask about. A classroom link and a dwelling foundation interface are not interchangeable details. Write the use first, then the count of rooms, then the clear height people actually need.
From a use to the lines a factory must answer
Name the city or county, the authority having jurisdiction, and whether the stay is temporary or permanent. A destination name alone does not select a code edition. Ask which of IBC, IRC, or a state modular program the supplier designed toward, and keep HUD Code language out of the note unless the product is actually a manufactured home. Wind exposure category, wind speed, ground snow load, and seismic design category are site data. If they are missing, mark them unknown.
Record length, width, eave height or module height, and bay spacing when a steel chassis or a light frame is proposed. Design live load and design dead load belong on the same sheet as the floor use. A volumetric modular construction unit carries its mating line and a crane lift plan. Panelized construction shifts more assembly into the weather, so the note should say who closes the building and how long the site is exposed. Cold-formed steel and hot-rolled members are not synonyms. Ask which one the quotation uses, and ask for the steel grade the supplier will actually buy.
Split the path into factory release, transport, arrival, set, and utility connection. State the quantity as modules or buildings, the destination a truck can reach, and any escort, bridge, or hour limit. The transport envelope is a hard constraint for a finished box and a packing constraint for flat panels. Foundation readiness, overhead wires, and the crane pad are site constraints the factory cannot see from a brand name. Documents to request include general arrangement, connection details, and the calculations for the quoted system. For welded steel in scope, request the applicable welding code and procedure, such as AWS D1.1 where project requirements call for it.
Compare forms on the inquiry list, then send the project use.
Turn the application into a factory brief
Occupancy, dimensions, jurisdiction, and the delivery stage you want priced are enough to start. Missing loads can be marked unknown. They should not be guessed to force a total.
